How to change your strata manager
Short answer
Read your current agreement for its term and notice period, get quotes from replacement managers, then put a motion to a general meeting to end the old agreement and appoint the new one. The outgoing manager must hand over the scheme's records once the appointment ends.
Steps for your committee
- Find the current agreement and note its end date, notice period and any termination conditions.
- Agree as a committee what the building needs — services, fees, response times, reporting.
- Ask two or three managers for written proposals so owners can compare like for like.
- Put motions on a general meeting agenda to end the current appointment and appoint the preferred manager.
- After the vote, give written notice and agree a handover date for records, funds and keys.
- Check every record on your handover checklist arrived before signing off.
Checklist
- Current agreement
- Two or more written proposals
